What is Asbestos?

Asbestos is a naturally occurring group of mineral fibres that were once considered a ‘wonder material’ in construction and manufacturing. Prized for its strength, insulating properties and resistance to heat and chemicals, it was used extensively in UK buildings from the early 1900s through to the late 20th century. Everything from insulation boards, floor tiles and sprayed coatings to roofing sheets and textured ceiling finishes could contain asbestos. Its widespread use only came to an end when the severe health risks became undeniable, leading to a full ban in the UK in 1999. The danger arises when asbestos-containing materials are cut, drilled, sanded or otherwise disturbed, releasing tiny fibres into the air.

These fibres are invisible to the naked eye, remain airborne for long periods, and can be inhaled deep into the lungs. Over time, exposure can cause serious and often fatal diseases such as asbestosis, mesothelioma and lung cancer.

Where is Asbestos Found?

If your property was built before 2000, asbestos-containing materials (ACMs) may still be present. Common locations include:

  • Artex and textured coatings on ceilings and walls

  • Old floor tiles and adhesives

  • Pipe lagging in lofts and boiler cupboards

  • Garage and shed roofing sheets

  • Soffits, gutters and downpipes

  • Partition boards and insulation panels

Your Legal Duties

Under the Control of Asbestos Regulations 2012, dutyholders — including landlords, employers, and managing agents — must identify, record, and manage asbestos risks in non-domestic premises.

This includes:

  • Commissioning the correct type of asbestos survey

  • Maintaining an asbestos register

  • Keeping staff, contractors, and occupants informed

  • Arranging safe removal where necessary

Failure to comply can result in enforcement action and fines, but more importantly, it puts lives at risk.

Health Risks of Asbestos

When asbestos fibres are inhaled, they can lodge in the lungs and cause:

  • Asbestosis (scarring of lung tissue)

  • Mesothelioma (an aggressive cancer)

  • Lung cancer

Symptoms can take decades to develop, which is why prevention and early identification are essential.

Types of Asbestos Surveys

Different situations require different survey types:

Management Survey

Identifies ACMs during normal occupancy. Helps create an asbestos register and management plan.

Refurbishment & Demolition Survey

Legally required before major works. Locates ACMs in affected areas so they can be removed safely.

Reinspection Survey

Checks the condition of ACMs identified in previous surveys. Keeps records up to date.

  1. Stop work immediately.

  2. Keep people away from the area.

  3. Do not attempt to sweep, vacuum or tidy it up yourself.
